Planning approval granted for striking holiday let in Symonds Yat

We’re pleased to announce that planning permission has been granted for a contemporary new holiday let in the heart of Symonds Yat, one of the UK’s most picturesque locations on the banks of the River Wye.  This project exemplifies thoughtful contemporary design in a complex and sensitive location.

Initially commissioned in Autumn 2021, the project began with pre-planning investigations into the viability of building within a steeply sloped garden. With a positive initial response, we were formally appointed to undertake full design works later that winter.

In early 2022, we began working closely with Powell’s of Monmouth (Planning Consultants), structural engineer John Topp at O’Brien & Price (Stroud) Ltd, and S10 Geo-Consulting. Given the site’s steep terrain and ground conditions, traditional foundations were ruled out, and a ground screw system was selected as a non-invasive solution. The ground screw design was confirmed viable and became the foundation strategy moving forward.

The building’s design took full advantage of the challenging site conditions. A single-storey solution was developed that works with, rather than against, the garden’s topography. By introducing a subtle kink into the building’s form, we created a striking central glazed feature that blends bold contemporary architecture with the natural flow of the land.

The planning application was submitted to Herefordshire Council in November 2022. While the process faced delays due to council staffing changes and consultee response times, we are delighted to have now secured planning consent.

This is an exciting step forward in delivering a high-quality, design-led holiday retreat in a truly spectacular setting.

Next steps

Our involvement to date has included RIBA Stages 1–3, providing concept design and planning submissions. We are now preparing to move into RIBA Stage 4, where we will develop the technical design package for Building Regulations and support the discharge of planning conditions.
